The trend of a shortage of high-quality areas is confirmed in the investment holding "Tellus - Group". They note that most often small and medium-sized companies are looking for a place for production, which need areas from 2 thousand to 5 thousand m2. This year there are also a lot of requests for projects for darkstores with an area of 1.5 thousand to 5 thousand m2 in the city.

"We see an active demand for high-quality warehouse and industrial real estate, and it significantly exceeds the supply. As a result, there is a shortage of such areas in the city. This is partly due to the fact that the overwhelming number of areas at the construction stage have anchor tenants or are being built for their own needs. Therefore ,it does not enter to the open market. It is advantageous for the developer to cooperate with the interested party according to the built-to-suit scheme: these are minimal risks for both parties, clear deadlines for implementation, the client receives an object with all the necessary equipment in a specified time."
